Hello Servite Manor Homeowners,
The board recently had a walkthrough with our landscapers and their tree contractor. We have signed a contract to have the asphalt repair and replacement. We will also be having tree work completed and stomp removal. This work will take place approximately the third week in July. Please make sure all vehicles are moved for this work. A notice will be sent with the repair and tree work date. A contract has been signed for pond maintenance, we are currently getting bids for liner repair.
We’ve received several complaints with regards to parking, trash, recyclables and items that should be taken to the city dump. We ask the homeowners to please take any item that will not be taken away with regular trash to please take the item/s to the City Dump. This is the responsibility of the homeowner and not the association.
With regard to parking, please do not block mailboxes. Additionally, if your vehicle has been parked for many days and the registration is expired, you will receive a letter of violation and will be fined if the vehicle is not moved.

- BREAK DOWN BOXES and properly put them in the recycling bins. - DO NOT OVERFILL the garbage containers, walk the garbage to a different container if needed.
- DO NOT leave large items by the garbage dumpster, sanitation will not take them. Those items need to go to the City drop off center. 6660 N Industrial Road (must enter Industrial Road from Mill Road) (Rule book section 4.1, page 2) - DO NOT park in front of mailboxes.
- DO NOT park in front of or block your neighbor’s garage or vehicle - PARK IN DESIGNATED PARKING AREAS, DO NOT BLOCK GARBAGE CORRALS OR MAIL BOXES (rule book section Iv, page 6)
For homeowners with pets..
- All pets must be kept on a leash, accompanied and controlled when outside. - Pets shall not be staked out in common areas or allowed to run loose. - It is the obligation of any unit resident who owns a pet to immediately remove any feces deposited by his/her pet on the common grounds.
